Today, the service of home inspectors have been widely used in the real estate industry all over the world. However, even though so many people have known what building inspection is all about, there are still a lot of common misconceptions and confusion about the home inspection process.
Here are some of the most common misconceptions about house inspection that we often found:
“The main purpose of home inspections is to find as much defects as possible within the property that can be used as a weapon to re-negotiate with the seller for asking a lower price”
This is not true. The main purpose of building inspections is to see whether there are issues with the structural condition of the building that could affect its structural integrity, habitability, and most importantly affecting the safety of the people who will live inside the property. If the primary purpose is just to try finding as much problems as possible on the property then the building inspector will point out just about any minor cosmetic defect in the inspection report so the client can re-negotiate the price. The truth is, any cosmetic defects will never be included in the report by the house inspector.
“Building Inspections should only be done on used homes”
This is another fatal misconception. Newly constructed homes also need to be thoroughly inspected to make sure that the building is constructed properly and meets all the safety standards. A lot of people are usually involved in the construction process and many things can go wrong.
“Licensed inspectors always provide quality inspections”
Not really. Just because someone has a license it doesn’t mean that he will do a good job. Most licensed inspectors are likely to be skillful, but not everyone with skills also has a good work ethics.
“Some other types of inspections such as appraisal, pest inspection, or code inspection can replace building inspections”
Absolutely wrong. There is no other inspections that can replace building inspections. There are some specific methods being used in the building inspection process that cannot be replaced by any other type of inspections.
“All types of inspector certifications are created equally”
There are various kinds of certifications for building inspectors, some of them only require the members to pay for an annual membership, while others require the members to have years of experience with hundreds of inspections already performed.
“All inspections are foolproof”
Even the best home inspector could miss things, after all they’re only human.
“Home inspectors ruin real estate industry”
This is definitely not true. It is a fact that a lot of home inspections caused many real estate deals fall apart. But actually home inspections make the real estate business becomes more trusted because it can provide some peace of mind to potential buyers that they won’t purchase a pile of junk. That’s why many people consider that home inspection cost is a worthy small investment that they should make in order to protect their bigger investment.
